South Carolina mortgage questions
Common Mortgage Questions
When do I need a jumbo loan?
For a one-unit home in South Carolina, the 2026 conforming loan limit is $832,750. Borrowing more? Compare jumbo loan options. Limits differ for homes with two to four units.

Are taxes different for a second home?
Yes. A qualifying primary home uses a 4% assessment ratio; a second home uses 6%. These are not tax rates. Qualifying primary homes also get a school operating tax break. Ask the county to confirm your home’s tax bill.
Does this address qualify for USDA?
Check the address with the USDA eligibility tools. Your household income must also qualify. See USDA loans and the USDA program rules.
Can I buy with no down payment?
Eligible buyers and homes may qualify for VA loans or USDA loans with no down payment. Closing costs and fees may still apply. Income, credit, appraisal, and lender rules also apply.

What should I check for a coastal home?
Check the FEMA flood map and insurance costs for the address. Include taxes and condo or HOA fees in your budget. Tell us if the home needs repairs.
What about self-employed or rental loans?
We can help you compare bank statement loans for self-employed income and rental income (DSCR) loans for investment homes. The right fit depends on your income, property, and loan rules.
