A VA loan is a mortgage made by a private lender and backed in part by the U.S. Department of Veterans Affairs. That backing helps make homebuying possible with less cash up front. You can explore it for your first home or your next one, whether you already live here, are moving or have retired.
Many eligible buyers can buy without a down payment. Your available benefit and the home’s appraisal still matter.
VA loans do not require it. You still pay interest, taxes, home insurance and any other home costs.

Plan for loan fees, an appraisal, inspections, taxes and insurance. Seller credits may help if agreed and allowed. Ask us for a written estimate of your total cash needed, not just the down payment.
This one-time fee may apply. Its amount depends on the loan type, prior use and down payment. Some buyers are exempt, including people receiving VA disability compensation. Add taxes, insurance and any HOA dues to the loan payment. Keep cash for upkeep and your other goals. Try the calculator, then ask us for a quote that includes your VA costs.

Eligible homes can include a house, a condo in a VA-approved project, or a two- to four-unit home where you live in one unit. Ask about the property early. A VA purchase is not for a vacation home or a rental you will not live in.
A VA appraisal gives an opinion of the home’s value and checks basic property standards. Some repairs may need to be made before closing. A separate home inspection helps you learn more about the home’s condition so you can decide whether to buy.
Tell us about any past VA loans and whether you plan to keep the old home. You may be able to restore your benefit or use what remains. That review helps show whether you would need a down payment.
