Your budget matters as much as the building plans
The lender reviews your income, debts, credit and savings as well as the project. Expect to provide financial records along with the builder’s papers. The CFPB document guide explains why lenders ask for proof and may need more information. Ask which records your loan needs and how much cash you must keep.
One closing or a separate mortgage later
A single-close path sets up construction and permanent financing together, with conditions still due at completion. A two-close path generally uses a separate construction loan, then a VA mortgage after the build. Ask about qualifying again, fees and rates at each stage.
Choose the builder and scope with care
Get a detailed contract showing the work, materials, price and schedule. Check the credentials that apply through South Carolina’s Residential Builders Commission. The lender also has its own builder review. If you want to act as your own builder, ask first; that option is not available with every loan.
Plan for completion before move-in
Ask what inspections, appraisal conditions and completion records must be finished before your mortgage reaches its final stage. A Certificate of Eligibility shows your VA benefit; it does not approve the home, builder or loan.
