Compare loans to buy, build, invest, or refinance in Hilton Head Island. We’ll help you weigh the payment, closing costs, and cash you need.
This is general loan information. Your loan depends on you, the home and the lender’s rules. It is not a loan approval.
Know the home and the costs
Tell us how you will use the home and whether you plan to rent it. Check the Town’s rental process and community rules before you count on rental income.
Ask for the HOA budget, master insurance, repair plans, rental rules, and any fees due. The lender checks the project as well as the buyer. See Fannie Mae’s project guidance.
Budget for taxes, each HOA fee, insurance, upkeep, and cash for repairs. Check the Town’s property viewer and county tax terms. Planning work? Review the Town’s permit checklists with your builder.

Quick answers
Potentially. The property must meet the selected program's second-home rules, and the borrower must qualify with the required down payment, reserves, income, credit, and complete payment. A property intended primarily for rental should be evaluated as an investment instead.
Conventional investment financing may fit some borrowers and properties, while a DSCR loan may focus on lender-accepted property rent. Compare the Hilton Head Island investment-property guide and Hilton Head Island DSCR guide after confirming the intended rental use is allowed.
Review the unit and the project. Ask early about master insurance, budget, reserves, litigation, critical repairs, special assessments, ownership mix, commercial or hotel-like use, and lease restrictions. Buyer approval alone does not guarantee project eligibility.
A jumbo loan may be needed when the requested loan amount exceeds the applicable conforming limit or when the property's features call for a different financing structure. Use the Hilton Head Island jumbo guide to compare reserves, documentation, valuation, occupancy, and insurance.
Required premiums, association master coverage, deductibles, and any separate policies belong in the complete housing cost. Obtain address-specific coverage information early because an estimate can change the affordable loan amount.
Compare them on the same property and timeframe. Send the address, intended use, available cash, income-documentation question, and closing target so the Beaufort Lending Team can identify the meaningful tradeoffs.
