Will my entire monthly payment stay the same?
The principal and interest on a standard fixed-rate loan stay steady. The total can still change with taxes, insurance, PMI or dues. Keep those costs in your budget even if the rate never changes.
Can I remove PMI later?
Some conventional PMI can be canceled when the loan meets the required conditions. The CFPB PMI cancellation guide explains when you can request removal and when automatic rules may apply. Ask your servicer before assuming it ends as soon as you reach 20% equity.
Would payments every two weeks help me pay it off sooner?
Paying half a monthly amount every two weeks generally adds up to 26 half-payments, or 13 full payments a year. Extra principal can shorten the payoff. The CFPB guide to mortgage terms explains biweekly payments. Ask your servicer about fees, when payments are credited and how the extra funds are applied. Check your loan terms for any early-payoff charge.
What if rates fall after I close?
Your fixed rate does not fall automatically. You may be able to refinance, but the new loan has costs and approval requirements. The CFPB refinance guide explains why to compare the fees, payoff date and total cost with keeping your loan.
Can I use a conventional loan for a second home or rental?
Conventional financing may fit those uses, with different down-payment, income and property rules. Fannie Mae’s home-use guide explains the categories. Tell us about personal stays, tenants and any rent you want considered so the lender can review the right loan.
