A lower rate or longer term may reduce the monthly payment. More years to repay can still mean more total interest.

Ask about lender charges, points, appraisal, title and recording fees. Separate those costs from prepaid interest and money set aside for taxes and insurance. The CFPB Loan Estimate guide helps you compare the loan terms, closing costs and cash needed.

For a refinance aimed at lowering your payment, divide the refinance fees you pay by the monthly loan-payment reduction. That gives a simple break-even estimate in months. Compare it with how long you expect to keep the loan. This shortcut does not fully judge cash-out or a shorter term; also compare balances, financed fees and total interest.
Cash-out pricing can differ from a refinance without cash back. A new rate applies to the full new mortgage, not just the extra money you receive. Freddie Mac’s refinance options guide explains that cash-out generally has different pricing. Compare the full payment and total interest with keeping your mortgage plus a separate equity loan.
This approach mainly changes your rate, term or loan type rather than providing a large cash payout. The balance can still rise if eligible costs are financed. Compare the years left on your current loan with the new term, not just the two monthly payments.
Equity is your home’s value minus the debt against it. A cash-out refinance replaces the old mortgage with a larger loan and can provide funds for repairs, education or another planned need. You keep less equity and owe more against the home. The CFPB guide to home equity borrowing choices explains how to compare this with a separate home equity loan.
Start with the approved new loan amount. Subtract the old mortgage payoff, other required debt payoffs and any costs or amounts due paid from the loan. Illustration only: a $300,000 loan minus a $240,000 mortgage payoff and $6,000 in costs leaves $54,000 before any other amounts due. These are sample numbers, not an offer. Ask for a written breakdown of your own funds.
The lender checks your credit, income, debts and property as well as the loan’s share of the home’s value. That share is called loan-to-value, or LTV. You may need to leave some equity in the home. How long you have owned it and had the current loan can also matter. Fannie Mae’s conventional cash-out guide shows why program rules and exceptions matter. Other loan types and lenders can have different rules.
An existing FHA loan may qualify for an FHA streamline refinance, which can require less paperwork but still has costs and benefit rules. For an existing VA loan, VA’s IRRRL guide explains its streamline option. These are not general cash-out programs. Payment history, loan timing and lender requirements still matter; less paperwork does not mean automatic approval.
You may choose to provide extra funds to reduce the new loan balance. That may help the terms, but compare the benefit with the savings you would use. Keep enough cash for upkeep, other bills and unexpected needs. Ask the lender how a different loan amount changes the offer.

There is no one rate drop that works for everyone. Your balance, fees, years left and plans all matter. Ask us to compare your actual loan with a written offer rather than rely on a rule of thumb.
If you have conventional PMI, ask your servicer whether you qualify to cancel it before paying to refinance. The CFPB PMI cancellation guide explains the conditions. Many refinances need a review of the home’s value. Fannie Mae’s value acceptance guide explains one way eligible loans can proceed without a new appraisal. Ask what applies to your loan before paying for a report. An online home-value estimate does not approve a refinance.
Tell us how you use the property so the lender can review the right program. Main homes, second homes and rentals can have different terms. Share any rental income you want considered and ask which records the lender needs.
Compare the total cost and make a plan to avoid new card balances. A lower rate spread over more years may still cost more. That debt becomes part of your mortgage, so missed mortgage payments can put your home at risk. Ask us to compare using less equity or keeping your current loan.
A tax deduction is not automatic. How you use the extra funds, the home securing the loan and other tax rules matter. IRS Publication 936 explains how refinancing and use of the funds affect mortgage interest deductions. Ask your tax professional before counting on a deduction, and keep records of how the funds are used.
Contact your mortgage servicer early and ask about help for your current loan. A refinance still has approval requirements and may not solve a lasting budget shortfall. We can help you compare the next steps without assuming a new loan is the answer.
