A Hilton Head HELOC or home equity loan may help you pay for improvements or another planned expense. Compare flexible access to funds with a lump sum, and see how the new payment fits beside your current mortgage.
Equity is your home’s value minus what you owe on it. A home equity line of credit, or HELOC, lets you borrow up to an approved limit, repay and borrow again during its draw period. A home equity loan gives you a lump sum instead. The CFPB home equity comparison explains both. Your home secures either debt, so missed payments can put it at risk.
A credit line may suit work paid for in stages. You pay interest on the amount borrowed, though fees may apply even when the line is unused.
If you know the amount needed, compare a home equity loan and its repayment schedule. A fixed rate may be available; read the actual terms.
If you already have a mortgage, these loans generally add a separate payment. Compare both payments with your budget.
A small starting payment may not show the full cost. Check what happens when rates change or the draw period ends.

Ask about application, appraisal, title and closing costs. A HELOC may also have annual, inactivity, early-closure or fixed-rate conversion fees. A waived upfront cost may have conditions. The CFPB HELOC fee guide shows what to look for in the written terms.
During the draw period, some plans allow interest-only payments. Those payments do not reduce the amount you owe. Later, payments can rise when you must repay that balance plus interest. Some plans require a large final payment. Ask for payment examples before choosing.
A longer payoff can cost more in total interest. If you use home equity to pay credit cards, you are moving that debt onto your home. Keep a plan to avoid new card balances and compare the total cost, not just the starting payment.
During the draw period, you can use the available line under its terms. Paying down the balance can free up credit to use again. Once repayment begins, new draws stop and you must repay what is left. The CFPB HELOC booklet walks through both stages and the questions to ask.
Most HELOCs have a variable rate, which can move up or down. Ask how the rate is set, how often it can change and what caps apply. A short starting rate may end. Some plans let you move part of the balance to a fixed rate, with their own terms and fees.
A lender may freeze new draws or reduce the line under certain conditions, such as a major drop in home value or a change in your finances. Keep other savings for needs you cannot put off.
Tell the lender if the home is your main home, a second home or a rental. Available programs and terms can differ. Ask about required property and flood insurance, and keep those costs beside taxes, dues and your loan payments.

A separate home equity loan or HELOC can leave your existing first mortgage in place. You still owe that payment plus the new one. Compare their combined cost with a refinance before deciding.
The lender sets a limit based on the home’s value, loans already against it and your finances. It may require you to leave some equity in the home. An online value estimate does not set your credit limit.
Selling generally means paying off the HELOC from the sale. If you refinance your first mortgage, the HELOC lender may need to approve its place behind the new loan or you may need to pay it off. The CFPB guide to refinancing with a HELOC explains why to ask early.
A deduction is not automatic. How you use the funds, the home securing the debt and tax limits matter. The IRS home equity interest guidance explains the rules for buying, building or substantially improving the home. Ask your tax professional about your plans before counting on a deduction.
Talk with us about your full budget before adding debt against your home. A lower starting payment does not solve a lasting gap between income and bills. Ask about other options and a HUD-approved housing counselor if you need help comparing them.
