Can I refinance if I’ve moved out?
VA allows you to certify that you currently live in or used to live in the home. Tell the lender when you lived there and how it is used now. It will review the loan and your records for the IRRRL path.
Will I need a new appraisal or income documents?
VA generally does not require an appraisal or full credit review for an IRRRL, but exceptions and lender requirements can apply. Ask what your case needs before paying for reports or assuming no records will be needed.
Can I take money out for repairs or pay off cards?
General cash-out needs a different loan review. Ask us to compare the amount needed, payment and fees with a VA cash-out or other option. Do not assume the streamline loan can pay unrelated debts.
Do I have to use the lender I have now?
VA loans are made through private lenders, and terms and fees can vary. You can compare lenders offering the program. Ask for written offers for the same goal so the payment and cost comparison is useful.
What should I provide to get straight answers?
Start with your current mortgage statement, your goal and how long you expect to keep the loan. We can explain any other records and compare the payment, fees and payoff timeline with keeping your current loan.
