A home you rent to others and a second home you use yourself can call for different loans. Start with your real plans: who will stay there, how often you will use it and whether you need rent to qualify. Fannie Mae’s home-use guide explains the main-home, second-home and investment categories for conventional loans. We can help you compare the paths without assuming every property fits the same rules.
Compare a house, condo or small multi-unit property with the rent and costs you expect. The property and your finances both need review.
If your main goal is your own stays, ask about second-home financing. Do not assume a few personal visits turn a rental into a second home.
An eligible home with two to four units may offer another path if one unit will be your main home. Owner-occupied loan rules are different.
If you want to change the loan or use some equity, compare refinancing with keeping the mortgage. Include fees and the new payoff date.
For conventional financing, Fannie Mae’s rental-income guide covers eligible one- to four-unit rentals and certain homes where you live in one unit. Rent must meet the lender’s rules; the amount in a listing is not an approval.
Expect requests for financial and property records. The CFPB document guide explains why lenders ask for proof and may need more information. Ask us which records your loan needs and how to provide them.
Ask for a written offer based on your actual property use, unit count and credit. Second-home and rental financing can have different down payments and pricing from a main-home loan. Compare fees, the rate and cash needed rather than rely on a general advertised payment.
Reserves are funds or other allowed assets left after closing. A lender may require them to help cover payments. Fannie Mae’s reserve guide explains why the loan, property and other financed homes can change the amount needed. Keep your own repair and vacancy cushion in the plan too.
Budget for taxes, rental-use insurance, any flood coverage, dues, upkeep, repairs, vacancies and management. For short stays, include cleaning, utilities and booking costs. The IRS rental-property guide identifies common running costs and tax considerations. Use your own quotes and ask a tax professional about your situation. Rent covering the loan payment does not prove a profit.
The lender looks at your ability to repay as well as the property. Depending on the transaction, it may need leases, tax-return rental schedules and an appraiser’s rent estimate. It may use only part of the gross rent when working out whether you qualify. Your rental history can affect how income is used.
Tell us about year-round tenants, short stays and any use by you or family. A second-home loan has its own rules; rental income usually cannot help you qualify for that category. Ask the lender to review the actual plan before signing an offer or changing how the property is used.
A fixed rate keeps principal and interest steady; an adjustable rate can change under its terms. A shorter loan may reduce total interest but raise the payment. The CFPB guide to loan choices explains these tradeoffs. Ask which terms a lender offers for the property; taxes, insurance and other costs can still change.
A house, condo, small rental building or home needing major work can raise different loan questions. Tell us about the condition, number of units and any shared ownership costs. A flip, larger building or mixed-use property needs its own review. Do not assume the same long-term rental loan covers every project.

Tell us about your work, finances and any rental experience. Some loan paths may fit a first-time investor. Experience can affect how rent helps you qualify, so ask for a review before assuming the property will pay its way.
The lender decides what rent its program can use and which records support it. Gross rent is not the same as income used for approval or cash left after expenses. Do not assume a booking forecast or seller’s income figure will be accepted in full.
Explain both plans to the lender before choosing a loan. Personal stays, rental use and management agreements can change the choices. A property you call a vacation home may still need investment financing.
You still owe the loan payment and other bills even when rent stops. Set aside funds for vacancies, repairs and tenant changes. Loan approval and lender-required reserves do not guarantee the property will earn enough or rise in value.
The amount depends on the loan, property use, unit count and your finances. Ask for an offer based on your actual plans. Keep the closing costs and cash required after closing separate from the down payment when you compare.
