You do not always need 20% down. For example, Fannie Mae’s HomeReady program offers as little as 3% down for eligible buyers, with income and other rules. Ask what fits your situation. Keep closing costs, moving expenses and a repair cushion separate from the down payment.

For the same loan amount and rate, a 30-year term has a lower principal and interest payment than a 15- or 20-year term. You repay more slowly and generally pay more total interest if you keep the loan for the full term. Compare actual offers, since rates and fees can differ.
A 20-year term pays off sooner than a 30-year loan. For the same amount and rate, its payment falls between the 15- and 30-year choices. Ask whether a lender offers this term for your loan and whether the payment leaves room for savings and other needs.
A 15-year loan repays the balance sooner. For the same loan amount and rate, the payment is higher and total interest is lower than with a longer term. Compare that payment with repairs, retirement savings and other goals before choosing.
With regular payments on a standard fixed-rate loan, more of the payment usually goes to interest early on. Over time, more goes toward the balance. This is called amortization. The principal and interest on a standard fixed-rate loan stay steady. The total can still change with taxes, insurance, PMI or dues. Keep those costs in your budget even if the rate never changes.

Paying half a monthly amount every two weeks generally adds up to 26 half-payments, or 13 full payments a year. Extra principal can shorten the payoff.
